Maintenance Info:

A/C and Heating

Maintaining a temperature is more efficient and will save you money. Try not to heat up/cool down your room too much.

Do not run A/C when the outside temperature is below 55 degrees, this can damage the unit.

During the winter you may need to set your heat above 60 degrees to prevent frozen pipes.

Showers

You MUST have a shower curtain. It should be placed inside the tub in order to prevent flooding or leaks.

If water gets on the floor make sure to dry it quickly to prevent water damage.

Make sure to turn the fan on when showering.

Tenants will be responsible for any water damage that occurs due to negligence.

Washers/Dryers

Be careful not to overload the washers and dryers, this will prevent full cleaning/drying. 3/4’s full to the top is usually the limit.

Make sure to check your pockets for any coins, metal objects, valuables etc.

Empty the lint trap after drying. People often forget this so it is advised that you check it before drying as well.

Drain/Garbage Disposals

Do not let paper towels, eggshells, coffee grounds, grease/fats/oils, medications, or hygiene products from going down the drain. These can all cause clogged drains.

In the event of a clogged drain do NOT use drain clearing products. Try running the garbage disposal with water. If problem persists we recommend you contact maintenance.

Garbage disposals are for foods that are easily ground into bits. Avoid trying to grind harder foods/food pieces such as popcorn kernels, seeds, peach stones, bones, and more fibrous foods like onion skins/celery stalks.

Toilets

If your toilet is overflowing there is a shutoff valve you can turn. It can usually be found on the left side underneath the water tank connected to a cord. Turn the handle clockwise to shut off the water supply and counter clockwise to turn it back on.

If the toilet bowl is not refilling after flushing you can lift the top of the water tank off and check to make sure the flapper is fully closed to ensure the tank fills with water.

We recommend every resident keep a plunger. In the event of a clog place the plunger cup in the drain hole and push on the handle to force air into the drain and unclog the toilet.
